Avondale Estates is still inside the perimeter and is a stone's throw from DeKalb Farmer's market and Downtown Decatur. It is really a neat community that has a small town feel with all the amenities of a big city. Just recently when GOOGLE fiber considered areas of Metro Atlanta to include its high speed GOOGLE fiber they DID include Avondale Estates. Other areas of Metro Atlanta were left out. So even West Coasters know the value of Avondale Estates and the immediate surrounding area. Very soon the Avondale will become much more metropolitan with new apartments/housing and a shopping plaza behind Towne Cinema. Honestly, it's a prestigious area to live in. There is an excellent charter school that was actually established almost exclusively for children of AE. They were sued, though, and had to expand the enrollment district. My kids go to that school; we live just outside of Avondale. Let's face it, Avondale is just one of those places that built its own rep, and now people want to live there.
Avondale Estates is attractive to homeowners for many reasons. Many of the homes are older which translates into more unique designs and larger greenspace than the newer construction homes in the area. There is also the Museum School which attracts young families and the cost of living is relatively affordable for being inside the perimeter.
