Why is Raleigh and the Triangle so overpriced?

The Triangle area is usually in high demand. Of course just like any other product the higher the demand and with limited supply the higher the price. Of course with all the companies in the Research Triangle and other businesses around Raleigh you have a steady influx of people being transferred in and out of the area. Now someone from NJ might come down and think that the prices are very good compared to what they would pay up north for something comparable. So it is all relative to what you are comparing the prices to.
