Why don't any of the new home sales in Lone Tree (ie: Montecito) show up on Trulia?

Most new homes aren't even listed in the MLS, so there is no good record to track them. If you're thinking of buying, and trying to get a feel for what homes have been selling for in a specific neighborhood, you should hire a Realtor as a Buyer's Agent. He/she will be able to look up data in county records.

(you could too, but you may not be comparing apples to apples -- which is key when trying to determine a home's value).

More than likely the builder did not enter it into the MLS. Trulia also pulls from county records, but that information usually lags about 2 months.
