Why doesn't Trulia have information on properties that are in escrow.?

They don't get the info until the property changes hands. That is why it's important to have a Realtor representing you. You would be able to have that information on a daily basis.

Trulia works off of recorded data and IDX information. You will see sold properties and foreclosure information because the data has been recorded with a government entity. Active for sale listings are updated through IDX (Internet Data eXchange) which is passed through MLS's from all over the country to Trulia.....

Going into escrow means that the property has an accepted offer on it and would show up as pending. An agent can find out anything about a property in escrow for the most part. Usually, the price that was accepted is not disclosed until the sale becomes final and then it is public record. Is there a particular home that you would like to know about?

When a property is in escrow it is considered off the market and in most cases would be a waste of time for buyers to look at. As far as using the information as a guide for pricing or value of other homes, it may not be important until after it closes especially with some of the short sales where the sales price and be more than 10% +/- from the asking price.
