It is the balance of tax revenue and spending. If you have a town like Princeton, with higher home prices, more business tax revenue and smaller school age population, then the tax rate is lower. East Windsor is just opposite. The town still needs to collect the money to pay for the services....

Tax rates are tied to township budgets and distribution of funds to school, services and community programs.

Commercial rateables impact tax rates but how the breakdown occurs and formulas to calulate how funds will be reall ocated or cuts made is a complex process.

The local residents being involved and participating in the process is important as well.

As a home buyer knowing what you get as a value return on services, schools is relevant and within the realm of individual decision making.

SO a comparison between different areas can be based on these factors to decide where to buy.

Other than that the tax rates in NJ have generally tracked higher every other year if not every year, thanks to NJ budget issues.
