Why are taxes in Monroe Twsp, NJ so low?. 3200SQFT HOUSES have taxes as low as $9000

which Monroe twp? There is more than one. The one in Middlesex was well known for having many adult communities (care to guess how well supported the schools were at referendum times?)

It seems as if you are from up North. Actually that is the avaerage and what some may consider high if you live in the area. You can purchase a nice home in Monroe Twp which is also known as Williamstown in some areas. I can send you the listings for the area. The simple answer is that Monroe township has a Large number of retirement communities and there is an Industrial Base, which lowers Real Estate Taxes.

That may be part of the reason but also how old is house? features etc? Have you children you are planning on using public schools for? taxes are based upon the municipal budget and most of this is usually eaten up by the schools. Taxes are also relative so value of home compared to others in the same municipality. (a million dollar home in Princeton will pay less than a million dollar home in other areas generally) You should also check into the quality of life in the area as paying little taxes but getting little benefit may not be a trade off you want to make.
