Procrastinating is really becoming a problem. With the market in full swing, everything is moving super fast. If you don't take the time to reply to an email in a timely manner, or you fall in love with a place but wait a week to decide to make an offer, you will most likely miss out!

I would say three things right away:

- Unrealistic expectations when it comes to affordability on the home they desire.
- Not following instructions during the approval process.
- Choosing a bad agent. Sorry, but the more I meet the more I fear for the profession.

I am seeing a bit of "frantic" in particularly first time home buyers, when they see an inspection report of an older home. There are just some things that are really not necessary unless you plan to totaly remodel.

That plan of action needs to also include looking at the schools in the neighborhood and seeing how they are rated by the Texas Education Agency. Good answer Lowell!

Applying for other credit until their loan is closed. If you apply for other credit during the loan process, it may disqualify you from buying a home if it bumps you over your DTI threshold.
