In NC and SC, title companies provide owners and lenders title insurance policies which pay out an amount up to the purchase price to cure a title problem if one is discovered after Closing. A title search by an attorney and a land survey will allow you to obtain the strongest policy. To give a greater likelihood that your policy will be good if there is ever a title dispute, the best company will likely be a national title company which is financially stable. The title and closing attorney can usually advise in this matter. The attorney can and should also negotiate for a re-write rate using the existing policy if possible. North Carolina does notuse title companies to do Real Estate closings. We utilize attorneys to handle the transactions. Thus the attorneys perform the title search, prepare the deed, check for title issues and work with a title insurance company to get the poilicy written.

Most attorney's try to find out who had the original or last titel insurance policy and attach to it so as to keep the chain intact.

Interesting question. In NC we use attorneys to close real estate transactions, and not title companies. Therefore, the attorney performs the title examine, writes the title opinion and orders title insurance from their preferred title company. Rarely would a buyer have any input as to what title company the attorney uses. Attorneys often try to "attach" to the property's current title policy, so that in itself, would determine the title company used.

Whichever title company serves the clients' needs the best. There's not one that fits everyone perfectly.
