Where should we look for a home in Fremont?

Asked by Slewfoot, Sacramento, CA Tue Nov 11, 2008

My wife and I will be relocating to the East Bay next year and will likely move to Fremont as it is equidistant from both of our jobs. We would like to purchase a house approx. 3000 sqft with at least a 10,000sqft lot, preferably with a decent view. We have a newborn and will likely have a another one soon so schools in a few years would be important. Otherwise, safe, newer neighboorhoods, with easy access to the 680/880 would be preferred. We looked at some places near Mission Blvd and liked that area, is there another area we should look at? Our price range is 1.0-1.5 mill, thanks.

Hello Slewfoot,
Congratulations on your move to our great city. Like Steve, I am a native of Fremont. And selling homes since 1985. To answer your question regarding, the schools and neighborhoods - the "Mission San Jose" and "Warm Springs" areas are excellent, and with access to hwy's 880 & 680 this location would be best. You can search for homes on my web site, http://BrianRipp.com . I grew up in the Mission San Jose area of Fremont and currently live in the Warm Springs area.
Feel free to contact me if you have any additional questions or concerns.
Good luck and congratulations again,

The best schools area in Fremont is the Mission San Jose school District. However, there are usually few homes on the market in that area and they are sold in a few days of being on the market. People buy a home there when their children start elementary schools and sell when their kids are done with high school. I recently had two listings in that area which were listed because their kids were out of high school.

Mission is one area that does not drop too much in price when compared to other areas simply because people really want to be there for the excellent schools. With that said, there are rezoning issues in some areas of Mission and homes there have gone down in price with those affected by the rezoning.

For the most part Mission has kept its value and as buyers you are fortunate that there are quite a few listings in that area since a few years ago there was very little on the market.

Even if the schools are not important to you, Mission San Jose area makes it a great investment property since the homes are easy to rent and the tenants stay for quite a few years to get their children through some major school years

Another good neighborhood is Ardenwood that has very good schools (Forest Park Elementary and Ardenwood elementary) and is a good community close to 880 freeway and Dumbarton bridge.

There is a great You Tube video on my blog about how great the Mission San Jose school district is. Please go to the link below and watch the video. You will get the answers to all your questions on my Mission San Jose blog.

I would be happy to send you listings in both the school districts if you are interested. Our office is also in the Mission area so we would love to help you. To see the homes I have listed and sold in Fremont, please click on the link below:

I have a listing in the Mission area for $1,300,000. It is a 4 bedroom house. The lot size meets your criteria with 11,978, however the house is 1,930 sq ft. If you would like to see it, please let me know and I would be happy to show it to you.

Hello Slewfoot,

Welcome to East Bay and Fremont. It’s a great place to raise family.

Avalon Heights and Vineyard Heights are other locations were you may find homes with view, large living area and lot size of 10,000sqft to almost ½ acre or more. You may have to extend your price range a bit. If you find a good negotiator on side you may end up getting a great deal in today’s market.

I invite to call me at my cell phone at 510-381-2105 or email me at CharoBhatt@gmail.com to view these
homes. It would me pleasure to help you negotiate an excellent price and navigate transaction with ease.

Good luck to you,

Charo Bhatt

Dear Slewfoot:

You're right on the mark with a focus on the Mission District. If you are looking for Size, Location which includes view and schools you've narrow your search area to the Mission District and South Mission area.

To keep you in the loop with properties, prices and availability please send me your email and I'll be happy to place you on an automated link which will feed you properties as they come available. I do not track this data therefore you won't be hounded by myself or my associates.

Good luck and Welcome to California.

Slewfoot, the Mission San Jose neighborhood would be your best bet in regards to you price range, excellent school and easy freeway access. I actually grew up in Fremont and have lived in the MSJ neighborhood myself since 1988. Would you like to meet to discuss your longterm plans?
