Where is the most affordable place to live on Florida's Gulf?

If you are talking smack on the beach and direct view of the Gulf Of Mexico I would think that Fort Myers Beach is one of the most affordable places to own on Florida's Gulf. You can get a condo at $659,000 with 845 SF 2/2 at good looking Cane Palm Beach Development or a $895,000 single home of about 1200 square feet but also smack on the Gulf.You can also opt for smaller SF and get a 1/1 for under $300K at the New Pink Shell ( under 400sf ) or at the renovated the Sanibel View villas next to it on the North of Fort Myers Beach with the lowest price at $269,000.There is also a fractional condo ( 6 weeks ownership at the Neptune with condos starting at $75,000 )- The larger condos smack on the gulf of course are much higher priced.
If you are talking "close to and by the Gulf " you can get a very attractive condo at the Seagrape Condo for just under $300,000 with view of the Bay and 3 mn walk to the beach and you can own a home less then 5 mn walk to the beach in the low $300K
Pine Island and Cape Coral which are South of Fort Myers Beach, also have a terrific amount of choices with condos under S120,000 and about 800-1000 SF close to the Caloosahatchee which falls into the Gulf of Mexico.I saw about 60 condos under $150,000 from 700-1100 square feet and 2/2.
Its all about location of course. It all depends what kind of home or condo/townhouse you are looking for.
Bokeelia in Pine Island offers homes under $130,000 but I believe that for a decent home you ahve to spend about $220,000 for starters ( about Pine Island: http://activerain.com/blogsview/52436/Pine-Island-Where-Hemingway ) and has the Old Florida Charm.
As you can see South West Florida has alot of choices. If you have any questions feel free to write. There is just to much to be able to squeeze it in one small answer.I do know we are very very competitive and of course South West Florida is a glorious place to live.

ENGLEWOOD...... While taking one of my GRI classes a long time real estate guru guest speaker, who had never been to the Englewood area commented that Englewood reminded him of the way Naples was 20 years ago. He warned ...they are coming(refering to developers)....it a matter of time! The are has it all, relatively low priced land, beautiful beaches, the appeal of Southwest Florida climate, and plenty of terra to develop. I truly believe he is correct in his assertion.

Knowing Central Florida and what is going on with KEY issues such as home insurance and property taxes, I feel that Pasco and Hernando Counties are still the best buys. You can buy a site built home approximately 1500LA mol for around 139,000. Now if you are looking for a home built year 2000 or later-2000LA mol (in a subdivision) than you are looking between the $175,000 to $225,000 range. Also in this general area you can buy new homes because of the Builders incentives for around $190,000 to $275,000 with living area of around 2300 square feet. You are less than 45 minutes from the Gulf in East Pasco and 30 minutes or less in the Hernando County area. And it is beautiful around here. If you wanting beach front or on deep water canal that will cost of $600,000 upwards. Please call me if I can be of further assistance. I will be glad to help!

I have found the rule of thumb is the further North you go in Florida you get more bang for your buck. So the more South you go the more expensive it is. Remember, its higher because of Location, Location, Location.

N Pasco County has a TON of properties just minutes from the Gulf Beaches! Prices can be found in the low 100's. Below is Green Key Beach, homes in the near area can be found around this $100k price range. What did you have in mind?

A great tool to look for prices in different areas in the Florida Gulf is realtor.com's neighborhood data map. It's nice because it gives you a graphic idea on areas and their different prices.

When looking for property you have to take everything into consideration. Location is important because although you may be able to buy something cheaper some where else the value and appreciation may not be what you would expect. Taxes are another consideration if you take two communities side by side ex. Lee and Collier Counties in Florida. In lee the property values are down but the taxes are higher. Collier is the opposite values are higher but taxes are lower. Insurance varies as you get closer to the gulf. Another fee you may want to consider is impact fees if your going to build . Home owners fees if your in a developement is another consideration. Last but not least what you groceres and everyday expenses wll cost you and compare all the areas and decide which area you would like to live in. You may find that moneyisn't as important as location or that locations is the most important. The overall cost of housing does vary significantly with in each county. Good luck

Well, what about a condo at $599,000 with ~1,500 sqft, 3BR/3BA, penthouse level, professionally decorated, upscale, in Destin, at the Gulf of Mexico, with golf course? Or a condo at $285,000 with ~1,100 sqft, 3BR/2BA, on Navarre Beach at the Gulf of Mexico? Or a townhouse endunit at $199,900 with ~1,800 sqft, 4BR/3.5BA, with a private boatslip, at the East Bay in Navarre? Florida has a long Gulf coast. But the beaches of North West Florida, at the Emerald Coast, has the finest snowhite sand you can imagine. And the blue green water and the wonderful sunsets are unbelievable. ... It's always good to keep all your options open.

That's really hard to say. You might find information about different price levels/developments in different areas of the country or maybe state in the media. But the real uestion is: What do you GET for your money ? You might want to go to http://www.realtor.com. Then try several searches: Choose "Florida", your price range, desired number of bed- and bathrooms, fill in the city (includes surrounding areas) you are interested in - and check out the results. Try this for different places along the Gulf Coast, and you will get a pretty good picture. In general you can assume that the prics for homes in North West Florida are lower than in Central or South Florida, maybe with the exception of the condos/houses in the most desired areas of Destin. An EXAMPLE: In our areaa you can currently get a townhouse with 4 bedrooms, 3.5 bath, a private boat slip, access to the Bay, community pool ... for $199,900 listing price.
