An area you may want to check out is North Hollywood. The NoHo Arts District is an up and coming aea where prices are still relatively low. I work and live in this area and would be happy to chat if you have any questions : )

CULVER CITY!! Culver City has some of the most affordable condos on the Westside and a budding art scene. With the high cost of rents in Venice, art galleries have moved East and congregated in East Culver City along Washington Blvd near La Cienega. This is now call the "Art District". Culver City is also a great place to live and a good place for future appreciation. A title agent was telling me that Culver City is the only area on the Westside that is not considered a declining market by certain lenders, meaning banks feel that prices in Culver City will not be going down.

You can get a one bedroom condo starting around $300,000 and a two-bedroom condo starting around $400,000. If you want a house, you need about $625,000 to get into the market with a fixer.

I'm selling a home near Eagle Rock and have noticed that there are a number of homes in the mid- to high $500s. Eagle Rock is a place where a variety of artists in all disciplines have settled. Although we're in the visual arts, we recently hosted a dinner for friends in the new music community. We were surprised at how many people showed up, and, when attending related events, how close the music venues were to our house. There seems to be a gallery and music district blossoming on York Ave, just east of Eagle Rock Blvd. that makes us feel like we can be in a neighborhood with people like ourselves.

Hi Maya: This is a great question, and more complex than one might think at first glance. If you buy a condo, you have to worry about assessments, HOA dues, and some complexes have restrictions about working from home. What you might save in HOA dues, could be put towards a house payment. The housing prices in Santa Monica are really dropping. "Low cost" is a relative term, so it's difficult to determine what 'low cost' really means to you, but Santa Monica is offering some wonderful buys right now. Of course, being an artist, light is doubtless very important to you. A home with skylights or a guest house that could be a studio (or rented out to supplement the house payment) is also a thought. If you want to live a little further towards LAX I came across some great NEW walkups for one of my other clients. They have three bedroom townhomes with the third bedroom being off the direct access garage which would make a really nice work area. Prices are mid 500's.
