When you buy a house in Las Vegas do you own the land/lot?

The best explanation would be you are buying the land and the improvements on the land (the home is the "improvements") .

Yes, when you purchase a single family home in Las Vegas, you do own the land as well. However, you do not have certain rights. For example, you don't have the right to dig a well, or to mine for minerals. If gas, oil, or other minerals are found under the land, you do not have the rights to those minerals.

Yes, you would own the land. In addition to limitations for what can be done to underneath the lot, there can also be stringent rules for what is allowed on top of the lot. i.e. some communities do not allow sheds, RV parking, business', etc. Every governing HOA, if applicable, has a different set of rules and regulations.

When you purchase a Single Family Residence you do own the land/lot that it is sitting on. You might not own what is under the lot/land depending on several things.

Hi Mike,

Yes, when you purchase a single family residence in Las Vegas you also own the land that comes with it. The escrow company will provide you with a preliminary title report that includes the legal description of the property and also a plot map showing the dimensions of the property.

Here is a link to local web site with ALL the MLS listings of the homes currently for sale in the Las Vegas area. This site is updated daily (unlike the "big box" sites like Trulia and Zillow which are only updated every three or four days and do NOT contain all MLS listings) so that you can keep on top of the market.
