When purchasing a waterfront home in Cape Coral is there a lot orientation that is ideal? Backyard direction?

Hi Rick

The most important things are those that are important to you. Do you want wide open views of the bay or gulf. Are you OK with a canal? How many bridges do I have to go under till I get to open water? Is it for boating or just the view. You may also want to check the elevation and flood insurance availability. Water front tends to cost more to insure and taxes are usually higher on the land. Southwest is the most popular
backyard orientation for Sunsets. Best idea would be to interview with a realtor write down all your must haves and some it would be nice to haves and do a profile of the property you would like. I hope this helps

View is very important but access to the Gulf and water view (intersecting, canal width, etc.)would be my primary concern before worring about backyard direction.Hope this helps!

I noticed that no one from Cape Coral answered your question. Selling real estated in cape coral for 14 years might help. Most people ask for south and west exposure. After your here a bit you might rethink that. South you have great sun all day. west you have great sunsets and great sun most of the day. East great su in the morning. My prefance is North you can still see great sunset during the winter months have great sun on the pool but shade on the lanei. WE live in the back of our homes but we cannot sit in the sun all day.

East if you want early morning sunrise, West if you want sunset ;-) Most buyers would pick sunsets so you can enjoy while entertaining outdoors, or just sitting with a cup of coffee or other beverage of choice and enjoying the view.

Go for Western or Southern exposure.....Eastern next then Northern Last. This can be debated some but the fact is that the majority of buyers prefer this order.
