Hi Rick

The most important things are those that are important to you. Do you want wide open views of the bay or gulf. Are you OK with a canal? How many bridges do I have to go under till I get to open water? Is it for boating or just the view. You may also want to check the elevation and flood insurance availability. Water front tends to cost more to insure and taxes are usually higher on the land. Southwest is the most popular
backyard orientation for Sunsets. Best idea would be to interview with a realtor write down all your must haves and some it would be nice to haves and do a profile of the property you would like. I hope this helps

View is very important but access to the Gulf and water view (intersecting, canal width, etc.)would be my primary concern before worring about backyard direction.Hope this helps!

We agree with Bob. Views are important, but the sun can play a role in blocking them. Check out this rear northerly exposure home for sale. Builders Best Buy ~ Lowest Price Ever! A Brand new high luxury Florida home on the Coral Oaks golf course with a pool and spa, in Cape Coral Florida. This new home is just minutes way from a city boat ramp in an upscale new area of new homes. Coral Oaks has views without the fees! It makes it very affordable. The views are unbelievable, breathtaking 2000' rear lanai views overlooking the sunlit fairways at Coral Oaks, with wild bird life and songs of nature, century old oaks, lakes and true Florida beauty. There are very few golf courses in Cape Coral which makes this brand new home a great investment. Living in Florida, you may consider Northerly exposure or Southerly rear exposure. When the sunsets west, you do have to consider the strong sun facing directly at you making it difficult to see the sunsets or your views. For an example, if have a home with northern rear exposure, you will be able to see beautiful sunsets from your sun deck looking west and still have the sun on your pool lanai area, but have shade under your "covered" roof lanai areas, which makes it especially comfortable in hot summers. Cape Coral's Best Buy, in Cape Coral new homes realestate in a buyers market in new homes built to the lastest hurricane codes. When you have a home built with Impact Hurricane Doors & Windows, it can be a insurance savings, plus it does not block your views like some, when hurricane shutters are put over windows during storm season, usually when they are put up, most don't want to take them down due the work involved. That's why Impact Glass is so great to have in a home. The Hurricane Impact Glass also benefits security in the home. Sanctuary Homes can help you understand the differences in Florida homes. I noticed that no one from Cape Coral answered your question. Selling real estated in cape coral for 14 years might help. Most people ask for south and west exposure. After your here a bit you might rethink that. South you have great sun all day. west you have great sunsets and great sun most of the day. East great su in the morning. My prefance is North you can still see great sunset during the winter months have great sun on the pool but shade on the lanei. WE live in the back of our homes but we cannot sit in the sun all day.

East if you want early morning sunrise, West if you want sunset ;-) Most buyers would pick sunsets so you can enjoy while entertaining outdoors, or just sitting with a cup of coffee or other beverage of choice and enjoying the view.

Go for Western or Southern exposure.....Eastern next then Northern Last. This can be debated some but the fact is that the majority of buyers prefer this order.
