Where are you relocating from, and what is your timeframe for your house hunting leave? These answers can help us figure out the best time frame.

I've helped many military families move in and out of Mayport in my career and I am familiar with the Mayport base. i'm also active in Navy League, which as you may know is the "civilian" way to support the MWR.

I just want to say hello and let you know that Mayport/Atlantic Beach is a great place to live and raise a family. Theres so much to do here year round. Of course our Beaches. Nature trails,preserves,fishing etc...The activities are endless! Patty Trantham of VanGuard Realty knows this area inside out. She is our selling broker. We have our Mayport home on the market thru her. She's been extremely helpful thus far and we plan on using her to help us purchase our new home. My husband and I are older folks,our children are know grown and gone. Its know time for us to down size. Take a look at our homes pictures and virtual tour. Who knows,you very well may be interested. Our MLS#451168 and our address is 2103 Featherwood Dr. West,Atlantic Beach,Fl 32233. Even if your not interested in our home. It usually takes 30 to 45 days to close on a loan on a home. I work with many military families relocating to Mayport. The latest time frame would be 2 months prior to your expected move date. With the large inventory of homes we have on the market now you should have a nice selection of homes to choose from when you are ready. There are many nice areas in the Mayport area. I would suggest to start looking now so you get an idea of what we have to offer. I can email you homes once I know what price range and some features you need in a home. If you need an excellent mortgage company that offers VA as well as other loans I can highly recommend a company. If you want to get an idea on our area I invite you to my website for information concerning schools, our area, businesses etc. Go to If you want to look at homes in a certain area if you click on "homes daily" put in the price range, bedrooms, etc. it will show you homes that meet that search. The areas you would want to search would be Atlantic Beach, Southside, Ft. Caroline areas. These are all easy commutes to Mayport.

You can never begin too soon. The process of finding the right property, in the perfect location, being offered at an ideal price is one that can take time and involves both collecting vital information and becoming truly knowledgable of the area's housing market.

Learning about financing options, studying the local market availability & trends, and becoming familiar with the location and what is offers will consume time.

Buying a home should not be done with the additional stress of time limits. So start today and allow yourself the time to make the right decision.
