When buying a HUD home in Georgia, does the inspector have to be licensed?

We opted to have an inspection but would prefer a trusted family member who is a contractor do our inspections.

Help the community by answering this question:


does Your family member have E&O insurance if they miss something can you go after them for the neglegence Have them both do the inspection or live with out the protection of a Licensed inspector. Your family members word can not be used generally to ask for repairs and may not even be allowed on the property due to liability

Home inspectors are not required to be licensed in Georgia. If you are considering new construction, the seller will likely require, however, that the home inspector be licensed, bonded, insured, and be a member in good standing with a nationally recognized home inspector's association. In most cases, you will be held accountable for any damage caused by the home inspector during the time that he/she is conducting work at the property on your behalf, so you should really consider those same requirements in your choice of home inspector.

why would You want an inspector that is noy licenced - You might save 100 or so but at the end of the day Licenced inspectors have more to lose if they are wrong. also if You get an inspector that is not licensed the seller or HUD in this case can ignore the report

remember this is serious business and the inspection may be one of the most important parts

do not gamble get a licenced inspector
