What's the skinny on Brentwood?

I am curious about Brentwood. What is the consensus? Is it good for families? Is it mostly renters? How is the sense of community?

Hi, Melissa.

I'm actually very lucky to call Brentwood/Crestview (many residents don't differentiate between the two neighborhoods) my home. As Joseph mentioned, it is a close-knit, warm neighborhood with super involved residents and a strong sense of community pride.

There are many ways to get involved in this community. Residents can join the active Crestview and Brentwood Neighborhood Associations or join the bustling Yahoo groups. There are also community-based organizations focusing on art, like Violet Crown Community Works and Violet Crown Community Theater.

Much activity in the neighborhood centers on Brentwood Park, which offers up a free, public swimming pool, playground, and a soon, to-be-added, jogging trail. Many of the park's ongoing improvements are made possible, in part, by an organization known as Friends of Brentwood Park.

There are many things to walk to in the neighborhood, including the IGA grocery story, referred to as the "MiniMax," and the ever popular lunch and dinner spot, Little Deli.

I have a daughter who attends Brentwood Elementary School, and although the school is not "exemplary," we love it there. Parental involvement is through the roof; there's a dual-language program, and "community" is strong. I, personally, think this neighborhood is great for families.

Brentwood is typical of many interior Austin neighborhoods where the approach the last few years it to create a hub or center for the folks who live in the area. Meaning restaurants, shops, bars and more to keep it local. Recent additions to the area include Monkey Nest, Pinthouse Pizza, Drink.Well and others, with more on the horizon - the Nelson Puett building on Burnet is up for redevelopment and you can get a sense for what's happening by looking at North Loop/Lamar and Burnet/Adams.

Melissa, as Julie already summarized the neighborhood well already, I will add that there are more renters than in some other parts of Central Austin because of the slightly lower price range of Brentwood, but it is still a very nice community and I would consider it as an option for my family. Most of the small downtown neighborhoods have a very warm sense of closeness about them that is hard to describe. You will find that in many parts of Austin.

You might be able to get a feel for the community by reading their Neighborhood Assocation blog: http://brentwoodaustin.blogspot.com/ The community doesn't have a formal HOA, but their informal NA is very active.

It's a cute community of small to medium sized bungalows. Average home price is $250-300k, at about $200/sqft. It's probably a little less expensive than Crestview, Allandale, Rosedale, or Hyde Park -- but all four of these are solid, Central Austin neighborhoods.

Because of its proximity to the UT campus, there are indeed a lot of renters. However, you'll also find beautifully restored family homes in the mix as well.
