First and very important it MUST be priced . Over priced homes scare buyers away. Homes priced TOO low for quick sale will raise red flags with buyers.

That being said to make a home most sought after it needs to be move in ready. Buyers, especially first time buyers may not have a lot of cash on hand to make repairs and upgrades right away. They will be drawn to home they can just move into and call home.

The home needs to be clean, bright and have a modern decor. New or newer kitchens and baths are a great selling point. It will also help if the plumbing is new. New windows are a plus. A new or newr roof and garage door will make the home stand out from the crowd.

A clean neat simple yard also helps. You do not have to OVER do the landscaping.
So a well priced, clean modern looking home with a nice neat yard, and good plumbing will be most sought after.

Location is always one of the top items on the checklist as well as price. After those 2 important items you can also consider square footage and upgrades. The best thing to do to make your property sale faster is to stage it, price competitively and choose the top company in your area to sell it.

The most popular answer to this age old questions is "Location, Location, Location". Most of the agents responding to this post have also included location as part of their answer and there is good reason for this. It is a pretty good general rule of thumb. That said, I believe that desirability is really the result of three factors; Location, Condition, and Price. The key is to balance these three things. Since location cannot be changed, you need to focus on the other two. Poor location can be overcome if the right adjustments are made in regards to price and/or condition. In this current market I would recommend concentrating on price.

In the area I service (Nassau County) it's location, condition of home (most are looking for move-in condition) and then price.

In the end it always comes down to price. A home could be a burned out pile of rubble, backing up to or fronting a major street with heavy traffic with purple walls, green & yellow shag carpeting, a pool with murky black water & only for the right price, will bring the right buyer.

Location, curb appeal, kitchen upgrades, master bedroom and bathroom's, cleanliness, and if possible staging the home makes it more appealing.
