The commission is negotiable. However, I do agree with Joan Lucas regarding how to attract the most agents to show your home. Even though you can have a bidding war on a home, you still need to have your home appraise for most buyers as they don't have the extra cash to close if your home sells for more than the appraisal comes in at...unless you get an all cash buyer. These all cash buyers are fickle though and many times they are worse than the buyers obtaining loans.
If a home is priced right and the commission is attractive to the buyer's agents to bring buyers, your home should sell quickly and for top dollar in this market.
