There are two Avilas - Avila South and Avila North.
Neither have balconies (hence, lower price) - there are enclosed spaces like large bay windows instead; there is no covered parking (which is not uncommon in FL). Avila South has no lease the 1st year, while Avila North is ok to lease right away.
Proximity to the beach is similar.

Avila North has several buildings in the complex with a clubhouse and a pool.
Avila South has a nice fitness room and a pool as well.

Avila is one of the cheapest condominiums in Sunny Isles Beach, and is popular with renters/pied-a-terres' dwellers.

Hope this helps,

the recommendation to purchase of apartments in North AVILA Condo Ass.:

the disgusting management, the security guard and his wife in the management of NORTH AVILA,
watch day and night for inhabitants of all buildings. Guests are followed by special shadowing. Destroyed all live arround, including guest parkings.

Arranged a dictatorship and collecting data for own profit.

In this condominium it was necessary to enter a curfew.

In North AVILA was created the dictatorship.

The avila north security guard is a very sick individual! His wife or girlfriend! Was on the board! At avila north! This was at the time when funds in the thousands of US dollars and 2/bedroom condos! Were given away for next to nothing! To board members and theyre friends! Examples!
Condo # 418 at building 3! Was given away
For less than $90.000.00 dollars!
Condo # 318 was sold to a Colombian couple! For $80.000.00 us dollars!
How do you think they were able to obtain the condo? Answer $$$$$$$$! Bribe!
The little midget (SECURITY GUARD) IS COMTRACTED BY ELITE GUARD OF SUNNY ISLES BEACH FL. He was removed as a security guard in the past! Do to bery serious complaints by Avila North residents! But he allways manages to force elite guard a avila north to hire him back! There are families that chose to move out of avilla north! Do to Mr. Avila North's midgget guard!

H897851 - this is a foreclosure - with highest and best offer that needs to be presented no later than 05.07.2012 before 1pm.

In this market, there are teaser prices by foreclosure lenders, with bidding wars (submitting highest and best means there are multiple offers).

Will be happy to help you in your search,

Thanks Irina, looks like I've missed that one. If you have something similar in the same area for the same price, let me know

The buildings are older. There are no balconies but there is additional space for a breakfast nook or den.

That property in Avila North looks nice and it fits my budget. Is it being sold by the bank or the owner?

Have you examined the financials of the building?

Sorry, but none of the condos there have balcony..What you see is enclosed area that used as a den...Noone there has an open balcony that you can go and sit there and enjoy a cup of coffee..or dry a towel after the pool...Also parking is un-covered...but the price is good..Go for it !
