What is the difference between sale pending and contingent ?

Contingent means there are non financial stipulations that need to be completed (and agreed upon by both the buyer and seller) before the contact goes into pending. Most contingencies are for Home inspections but there can be others. Pending means all parts of a contact have been meet and just waiting for finalization.
