Hi Doug ... the price per square foot to build a home is going to vary a lot depending on the terrain of the property, the community you are building in(which affects the costs of permits, approvals etc), the design of the home and many other factors.

That said the property on Saddle is likely to be more expensive because of the hillside location. Your lender will probably want a full soils report and engineered foundation... a rough rule of thumb for Walnut Creek is to figure about $400,000 to $450,000 for the cost of the land + the additional cost for the foundation ... so if you buy a lot for $200k you should expect that your foundation will cost about $200,000 more than it would on a flat lot

The construction costs for the home itself will be between $180 and $250 per square foot... + those extra foundation costs if any. This will probably not include the fees for architecture, engineering, permits etc.
