Avg. Living Area Square Footage: 2,514.84
Avg. List Price: $502,045
Avg. Sale Price: $490,156
Avg. Days On Market: 115.74

Taxes will be based on the size of the home so it can range anywhere from +-$4,000 to +-$15,000/yr, the average will probably be somewhere between $7,000-8,500/year

The average SOLD price depends on square footage. Therefore the breakdown is as follows for just 3 bedroom homes in Westford alone:

1001-1500 sq.ft., average price; $274,000.
1501-2000 sq.ft., average price; $320,000
All remaining above 2001 sq.ft. $433,000

The average currently active LISTED price, includes all under agreement listings too:

1001-1500 sq.ft., average price; $290,000.
1501-2000 sq.ft., average price; $343,000
All remaining above 2001 sq.ft. $455,000

Please note that list prices are not true indicators of market value. Also note that all distressed properties were eliminated from these findings as these are not, ARMS LENGTH TRANSACTIONS, and would diproportionally weigh down prices.

Similarly to Deb, after removing properties that require extensive re-hab, short sales and/or foreclosures, the average sale price based on the past 6 months, is approximately $340,000 with an average days on market of 113. Rentals of 3BR dwellings average about $2,000 with a low of $1,600 an a high of $3,000. The average days on m arket for a rental is approximately 54 days. With regards to deriving an average tax for similar property, I'd recommend that you consult with the Westford Assessor and/or Tax Department as the variable is too wide without more detailed information regarding the size of the home, age, amenities, etc. I hope you find this information helpful. If you take out rehabs and foreclosures in need of rehab, the average price sold for the past year is about $350K. Rentals of 3 bedrooms (including condos) was about $2K.
