Below chart should give you the answer for your first question, hopefully. I think the major reason is that about 80-90% of the high valued lake properties are in 97034. Only the very west of the lake is in 97035. The second reason is the proximity to I-5. West of 97035 covers all I-5 in Lake Oswego.
