Good evening

That is a great question. Since the rules are changing all the time, I suggest you talk with a mortgage professional to get all the facts. Here is someone I have worked with and she is very knowledgeable. By providing her some information, she can not only tell you about this problem but others that you may be interested in.

So do you have a house in mind or are you trying to figure out "how much house you can afford?"

I know this was not a direct answer to your question, but hope it helps.

I woulud suggest contacting http://www.AimLoan.com if you're looking for a regular HomePath. You can get a correct answer within minutes. Also from my understanding if you can come up with 5% down (versus the minimal 3%) then you can get a significantly lower interest rate.

If you are considering a HomePath "Renovation" mortgage where you can include fixup then you have a limited choice of lenders and I would contact Regions Bank. They did a HomePath Reno for one of my clients.

All the best,
