What is going on with NYC agents?

I'm a first time home buyer using a VA loan to purchase my first home. I have an agent, who has yet to set up an appointment to view any of the homes I've sent to him (10-15 homes that I sent). Yesterday I went to see a condo on my own that I like very much and would like to place an offer. I asked my agent to look into it and he replied with "its not in my MLS" so I reached out to the listing agent and I went on my own. Now that I saw it I want to make an offer but what do I do since it wasn't my agent who showed me the condo? Also, the listing agent (who I think is also the owner of the building) doesn't give me a good warm vibe. His personality is dry and something about him makes me uneasy. I'm so confused right now and I feel like I have no one who will look out for my best interest. Please HELP!!

If you don't have a signed agreement with your agent, you are free to choose any other agent you wish...

If there are no signed agreements, you have the right to choose another agent to represent you--be upfront with that agent as to the events; it becomes a commission matter between the listing agent/broker and your new agent/broker, and it doesn't involve you. You can also consider contacting your current agent's broker owner, and or, office manager, express your concerns, and ask to be assigned another agent from within...

I don't have anything signed with him, but I've relied on him up until now hesitantly. What would you suggest I do now that I saw a condo on my own and feel I have no representation? I'm i bound to the unfriendly person who showed me the condo?

It is truly sad that you have to go through this, especially the fact that you are a first time home buyer. I cannot stress to you how important it is for you to have your own agent, to work with you every step of the way (you do not pay a fee, unless otherwise agreed to). You should also work with an agent that have some familiarity with VA loans, this type of mortgage product is a bit different than a conventional loan.

Whatever your offer is, you should have an agent do comps on recent sales to make sure you are making sound financial decision. I am not sure what property you are interested in but there are some new developments in the 10463 zip code and priced significantly more than some existing buildings in the area.

Hi Emilio,

It is unfortunate that you have had such a negative experience with your real estate purchase to date! Buying a new home is a very important and stressful process that can be an amazing experience when you are working with the professionals that are truly there to help you.

One thing that might be helpful is to check an agent's reviews...after all we ALL can say we are wonderful and professional but I feel it is better to hear it from others...previous buyers and sellers that the agent worked with you in the past. It can help to give you insight into what your experience can be working with that agent.

P.S. Unless you signed a Buyer's Agent agreement with the agent you were working with you are not required to continue with them...even if you did...you can speak to their broker and get out of it based on the fact that you do not feel they are a right fit for you and have not been the help that you need.

Sorry to hear that Emilio! The agent you was working with before I had to disclose to you who he was working for. Obviously since he didn't do that, he was acting as a sellers agent just like the listing agent who are bound to disclose any pertaining facts about the home and still be fair to you but at the end of the day. Their best interest is to the seller and to help the homeowner achieve the highest possible price. If you are still currently working on this deal, please contact me and you'll get the professional advise you need from a Certified Buyer Representative and someone who will look out for you..the buyer. Find an agent you are comfortable with & that will work for you & have them submit an offer for you on the property you are interested in. Go with your gut feeling on the owner of the property & have a buyers agent represent you.

You definitely need representation! Did you sign a Buyer representation with that agent? If not then you can go anywhere. If you presented an offer to the listing agent which is also the owner that agent actually will be looking out for his best interest which is the Sellers and highest price, He does not represent you. You want an agent to represent you with your purchse of your home. You need your team, which is your: Realtor, Mortgage Lender and Attorney.

Sit down with a licensed Realtor today and get the facts. You need BUYER REPRESENTATION get a Certified Buyer Agent TODAY!

If your already getting bad vibes from the listing agent beware.

You are free to switch agents anytime you want. Although buying a home on your own is legally permissible, the wise thing to do is find someone you are comfortable with who has the integrity and work ethic to represent your interests effectively.
