Not sure why one would simply rely on online valuations; keep in mind that some are inaccurate, nor updated; rather review comps with your agent, recently sold similar properties in the immediate area, see what the data suggests and go from there....

Home values have actually been increasing nationally, but of course, that's not the case in every local market. Be skeptical of online valuations, which are notoriously unreliable, sometimes close other times way way off. And even appraisals ordered by your lender during a purchase or refi can undervalue the home for many reasons including foreclosures and short sales activity in the area. Short of an appraisal, the best way to get a sense of your home's value would be to contact a local realtor and request a Comparative Market Analysis (CMA).
