What exactly makes the house on Dunedin Ct. almost 700 thou more than the others?

The price at 122 Dunedin was dropped to $1,365,000 and is now under contract. It is located in the prestigous neighborhood of MacGregor Downs and the prices can be all over the board in that neighborhood. Some houses were leveled and rebuilt new and some are in the 60's. The land in MacGregor is quite valuable. I have a home in direct competition listed at 102 Buffwood at $1,240,000 and have been studying this price range quite often. Sales for homes in the $1-$2M in the Triangle are double what they were last year. So the market is moving.....................

The biggest factor in this property being priced at $1.5M is that it is 9622 sq ft, where the next biggest home in MacGregor Downs is 5391 sq ft total. If you look at a price per square footage, this home is actually priced at a better value than most homes in the area, but a seller can realistically ask for anything on their home....but it depends on what a buyer is actually willing to pay for it.

Sheshluv, I agree with what Michael said. The seller can ask whatever amount they'd like. There are many factors used to price a home, the most important being what is the current market of similar homes selling at, what features the home has and its location. Macgregor Downs is a well established neighborhood in the Cary area with several spectacular properties surrounding the lake and golf course. It is a highly sought after neighborhood...lot size and the variety of home styles bring all types of buyers to the area.
