What do you do if a condex owner will not pay their half of the master insurance policy?

I'm not sure if this is the type of questions you answer... but I've seen you answer other questions about condexes so I hope you can help.

I purchased a condex last summer and the by-laws state that each owner is responsible for paying half of the master insurance policy on the building.

In the event that an owner fails to pay their assessments a lien will be filed against their property.

Since I have found myself in this situation... how do I go about filling a lien and how much will it cost?

I simply cannot afford steep legal fees on my income so I don't know what to do.

Any advice or assistance is immensely appreciated.

Jessie you need to first make sure you follow the condo bylaws. A lien is inexpensive if you do it yourself however if you do it wriong, it may not be a legal lien. i would suggest meeting with a local lawyer, the first meeting si usually free for you to get some ideas of which way to go. The agent who sold you the home may be able to guide you if you do not want to hire the lawyer to dio it. The lien is basically paperwork staing what is owed, why, proof it is owed and filing it with the county registry of deeds. you will need the other owners book and page to reference. This is why condo fees are paid monthly even ion a condex to make sure there is money when the insurance bill comes.
