What do the average homeowner's policies tend to run in Covington/Mandeville… for properties in flood zone X… say for a $450,000 home…3500?

Homeowners policies run the gamut here in St Tammany! So many factors play a role in pricing - construction methods, age of home, your own credit score - that the house you have described could vary greatly in two locations ten minutes apart

My own policy runs about $2100 per year however I've been in the house for 5 years, it is all brick, one story, 3300 sq ft, 25 years old, with a detached garage, on an acre of land. Put my house about a mile south (closer to lake) and it could be as much as $5000. Move it north mile (north of I-12) and it may drop to $1500.

If you have a client looking to move to the area, I would be happy to assist them!
