What do people think of Pond Brook Circle? Does living near the pond present wetland or other negatives?

Hi Jim:

Pond Brook Circle is considered the South side of Weston, and it is close to the Wellesley line. And actually, there is not a pond on Pond Brook Circle. Currently there are two houses on the market on Pond Brook Circle - 19 Pond Brook Circle is on the market for $998,500, and 12 Pond Brook Circle is under agreement (the list price when it went under agreement was $829,000).

To answer your question about the "negatives", sometimes being near or abutting a pond can be a big negative for certain families, especially with young children. However, most houses on Pond Brook Circle don't actually abut the pond, although of 19 Pond Brook Circle, which is on the market now, does.

Hi Jim -

I did some additional research and found that parcel map for the available home at 19 Pond Brook Circle. Take a look at the following link to the parcel map:

Of course, I did not check with Weston Conservation. Wetlands do not have to be near water, they also cover certain plantlife as well. There may or may not be any conservation restrictions. Further research would be needed for verification.

I also checked the Deed and there is an easement on the property, but no restrictive covenants stated.
