Even if you are fully qualified based on the income and credit guidelines required by ome your rural h loan cannot be approved if the property is not located in an eligible area.

And these eligible geographic areas are about to change. USDA rural maps have remained pretty much the same, except for a few smaller scheduled updates in 2013, 2014, and 2015. Proposals to update the maps based on the 2010 census have been unsuccessful each year due to concern about the impact in smaller communities. The proposed changes that were scheduled to take effect from October 1, 2015 have been postponed till October 1, 2017 at the earliest.

You can see all washington state boundaries by county here http://nwloangroup.com/usda-mortgage/ There is no loan limit on USDA loans, so as long as you do not exceed the income limit, and the property is within the boundaries it should qualify

Maltby (NE Woodinville)

Pierce County:

Puyallup (limited areas)

USDA loans are not ONLY for rural areas. It depends on if the owners of the home have aquired a USDA loan and are selling the house, then you as a buyer have the option to buy a home in the city with a USDA loan. It depends on peoples circumstances, which allow them to qualitfy for such loans.

USDA loans are for rural areas, so Seattle, Tacoma, Everett, Vancouver, Spokane and their immediate suburbs wouldn't qualify, but sometimes not too far off areas do.
