What are the pros-cons buying an old house? I like the 20-30year old single story house style better than new. What should I be carefull of?

Older homes can be fine or in need of a lot of deferred maintenance. The simple answer is get the home thoroughly inspected by a very experienced and licensed inspector. Ideally the roof will have already been replaced and the plumbing and electrical will be in good shape. After that, bathrooms and kitchens are the most common place to find issues due to leaks.
A great local agent can tell you which builders had a good reputation 20 to 30 years ago and which ones didn't. Find a great agent and you'll have a huge help in making a great decision.

Each home is different. The key is to get an engineer to assess the condition of any home you want to buy. Usually that is done after you have a "meeting of the minds" in terms of price, but it could be done before, to decide whether you want to seriously consider a property.

For an older home, you should ask the seller for a detailed Property Condition Disclosure. Ask how many years the first roof lasted. Ask when the second roof was installed. Do the same for the HVAC system. As you probably know, roofs and HVACs tend to be the most expensive upgrades to a home. Then hire a competent home inspector, someone who will spend several hours on his/her inspection. That report should give you a good roadmap to follow on maintenance and repair issues.
