What are the options for financing a 2-4 unit property in Chicago, with one of the units owner-occupied post-closing?

The total loan amount would be greater than $417,000 -- likely, close to $1,000,000. Ideally, the buyer would like to only put 5% down. Excellent credit and high income, but not having much luck with traditional lenders. Are there any portfolio lenders in the area that do multi-tenant properties?
