What are the mandatory government retrofit entails? How much is the estimate cost if the seller does not want to pay for it?

Sellers must comply with government t standards such as smoke detectors, bracing water heaters, and providing the buyer with corresponding written statement of compliance.

Generally speaking, in Califiornia the seller needs to provide smoke detectors, carbon monxide detectors, and appropriate strapping oft the water heater. None of these items is exensive...perhaps $100-$200 total.

It depends on the house and the city. In LA the retrofit may include Low-Flow toilets, water heater strapping, smoke detectors, Carbon Monoxide detectors, seismic gas shutoff valve, glass retrofitting. The cost for these items vary since each house is different. One house may need new toilets and the next won't. You will need a COC (Certificate Of Compliance) before closing escrow. The retrofitter will provide this. If you want the names of some good retrofitters to call, give me a call.

It's impossible to answer the question without knowing the specifics of the property. It could be a code violation or a missing permit. It might be as simple as a $15 smoke detector or a $50K foundation issue.

If the seller doesn't want to pay for it, then you must pay for it.
