Hi Maureen. Thanks for your inquiry. We have NO homeowner fees at Suncrest. The park is privately owned. We pay for our homes and pay lot rent, much of which covers what you would pay in HOA's elsewhere. It saves a whole lot of $$ that way. John, my wife and I are seriously looking into purchasing in Suncrest. What are the homeowner fees per month? Are they increased much year-to-year? Do the homeowners have any say in the rates, etc.? Appreciate your help. Thanks.

The golf membership is $1,200 per year. Other than that you have space rent rather than HOA fees per se, which run $575 to $995 now for a double-wide depending on the location (on the course, etc.) It is always best to consult the club itself to be sure of all the details, but I got those numbers done for you to start.

Before you purchase any manufactured home you should have the home inspected by an experienced manufactured home inspector and not just any home inspector.Make sure the home is level and that the pier and pad assemblies are in good shape.

Be sure the vapor barrier and insulation are in tact and not ripped, torn or lying on the ground. Have the inspector look for drainage issues i.e. standing water, soil erosion, expansive (clay soil), rusted and deteriorating piers and dry rotted or decomposing wood pads supporting the piers.

Most importantly make sure the home has an approved set of Earthquake Resistant Bracing (ERBS) installed under it as much of California is in a Zone 4 seismic area:

It is Suneracee, not Suncrest and isno a golf course community although thee is a public golfcourse very cllose by, called Desert Willow, This isi a public course, with beautiful views and a good clubhouse and restaurant. Residents of Sunterrace can plah here for $45 a round. The HOA in Sunterrace covers the gate maintenance, the roads and the gardens and iso $125 a month,
Snterace is verh well maintained, and has money in the Bankor Reserves. Thee are 114 homes and it is a quiet communit in a great location in Palm Desert.
