Average condo fees for the location are somewhere around 0.45 cents/sq ft. Some listings/Realtors will tell you the monthly HOA dues if you ask. Condo fees cover building insurance, grounds/amenities upkeep & *sometimes* the water, cable/internet a/c etc are included. Assessments are hard to predict, but they usually are a one time flat fee.
Before you buy a condo, it's best to investigate the HOA's financial health. Find out how much the HOA has in it's reserves, the amount of deliquent owners who have not paid their dues (which will cause your fees to rise), any past or upcoming assessments, is the condo as a whole behind on electricity/water/insurance payments, etc etc. Obviously this is a lot of work - so good luck even getting the HOA to respond. However, this has saved me from making a bad purchase in the past so this is what I recommend to people in order to C.Y.A.
