Average condo fees for the location are somewhere around 0.45 cents/sq ft. Some listings/Realtors will tell you the monthly HOA dues if you ask. Condo fees cover building insurance, grounds/amenities upkeep & *sometimes* the water, cable/internet a/c etc are included. Assessments are hard to predict, but they usually are a one time flat fee.

Before you buy a condo, it's best to investigate the HOA's financial health. Find out how much the HOA has in it's reserves, the amount of deliquent owners who have not paid their dues (which will cause your fees to rise), any past or upcoming assessments, is the condo as a whole behind on electricity/water/insurance payments, etc etc. Obviously this is a lot of work - so good luck even getting the HOA to respond. However, this has saved me from making a bad purchase in the past so this is what I recommend to people in order to C.Y.A.

Good luck

Fees and assessments vary according to the community, location, number of bedrooms / bathrooms and square footage - so hard to be specific without quoting a particular development.

You can view all of the condos for sale in Baldwin Park on the Condo Metropolis website below. Each unit for sale will show you the monthly fees and taxes. Good luck and drop me a line if I can be of further assistance.

Talk about a varying factor, anywhere from a low of $228.00 - 304.00 - 339.00 - 341.00- 399.00 - $440.00 - $442.00 per month. It depends on the condo building. Firehouse Lane had the lowest compared to Wardell, etc.

If you are ready to look, I can show you some condos, but highly recommend confirming the fees before a contract is submitted.
