What are the developments or communities in Chula Vista that require little or no Mello Roos Fees? I heard Rolling Hills, Sunbow and Terranova.

Usually the newer developments closer to the 805 have no or low Mello Roos. The older areas west of 805 do not have Mello Roos and there are many nice communities there as well. Many of my clients who have been buying in Chula Vista are trying to stay closer to the 805 since the east/west arteries can be very busy during the commute times.

Year built 2002 or less should have more comfortable mello-roos. Rolling Hills price per sqft is more expensive so the mortgage payment increase will be a wash with other places that have mello-roos. St. Claire is another area with no HOA and low mello-roos that hasn't been mentioned.

Rolling Hills, Terra Nova, Rancho Del Rey, some parts of San Miguel Ranch have no HOA and/or low or no mello roos. Sunbow has mello roos, but no HOA. Call me! I live in Sunbow. In addition to the Mello Roos fees, if you'll be using an FHA or VA loan, you'll need to know which complexes you can get financing on. I can help you with both.
