I have lived in Manteca since 1987 so I am very familiar with the area and the local Real Estate market. The values mentioned below apply to most homes built before 1980 in Manteca.
If the home has been totally updated and the seller is a home flipper they will ask for top dollar. It might get $120-$130 a square foot in that area. If a home is updated, but not recently or totally then it might go for $110-$120 a square foot. A home needing carpet, paint and some repairs would go for $100-$110 a square foot. A very run down home could go for $90-$100 a square foot. Prices are headed up so sellers are pushing the asking prices up all the time.
If you are selling it is always best to try for the most you can get, just remembering if you accept a financed offer you have to deal with the buyers appraisal.
If you are buying make sure you go to a lender for pre-approval, then work with a knowledgable local Realtor.
