Most co-op maintenance charges are all inclusive, meaning the AC/heat, water and electricity as well as building amenities,concierge, and superintendent services are what you'd be paying for. Property tax is always included in the maintenance.

Co-op maintenance charges do vary from buiding to building, and much is dependent on size, location, etc.; they generally include amenities, any underlying mortgage, assessments, real estate taxes, common area upkeep, included utilities, etc.; therefore if asking about a specific unit, you can either directly contact the listing agent, or any local agent/realty office can also help, they all have access to the same information, or if you know who management is, contact them directly. If looking to purchase in the near future do consider working with an agent of your own, he/she can best guide you.
