What are the best (safe, nice) neighborhoods in Ft Lauderdale will we find a decent condo/apartment in the $80K to $100K range?

Asked by Michael Tylor, North Miami, FL Tue Jan 10, 2012

Using it only 3/4 months a year, but def. don't want a sketchy or low-income neighborhood...

Best neighborhood is really a matter of personal preferences; keep in mind that opinions are oftentimes subjective, what may be good for one is not necessarily the case for another. When it comes to any safety/crime related issues, it's always best to contact the local police department with all your questions, hear all there is to hear firsthand. If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase/rent, or not, in specific neighborhoods.

Hi Micktee,
Please send me your email address and I will be happy to forward you listings which I feel will suit your needs and desires. Are you coming to South Florida in the near future? If so, I will set up appointments for us to visit some of these units I have in mind for you. I live and work near the beach, and know what's available in the area.I look forward to sending you these listings and meeting you when you arrive.

@Jen Babacan - thanks..the wraparound balcony one sounds nice. We are in our 30's so the 55+ doesn't work for us.

I know 'nice' is probably a bit subjective and vague - for us though we just want to feel like we can go for a walk in the evening without having to shoulder check. And seeing as how I'm a foreigner, I won't be able to apply for a CCW permit - or bring my own with me :)

I know our budget might be a bit light as well - but we're cash buyers, so I don't want to go over the budget we've set..hopefully we can find something that we both like. Good to hear that the Imp. Point neighborhood is decent as there are a few properties in there that seem to fall within our budget.

Hello Micktee,
You didn't mention if you wanted a one or two bedroom. Imerial Point is a highly desireable area, not far from the beach at all, maybe one mile. There are a few options I can think of which would be great for you. If you or your spouse are 55 years, there is Coral Ridge, which have very nice apts on or near the intracoastal (across the street from the beach) at lower price due to the fact that it is a 55 and over complex. I also have a 2 bedroom 2 bath condo, corner unit with wrap around balcony, all new tile floors and shutters, on a no fixed bridge canal with views of the intracoastal that would be a great place for anyone interested in waterfront property, with boat dockage. Please contact me and I will be happy to forward you the info.

Hi,
thats a tough question, any Realtor can send you the Demographics which usually will include the crime rate statistics. As you know with the economy, many areas that hadnt experienced any crime have crime now. There are still places that would be considered nice and you mentioned one of them, Imperial Point, and Coral Ridge are generally desirable. Lifestyle is a factor that will affect your safety whichever area you choose to live in. Realtors are not allowed to make representations as to safety because of laws, and Nice, is always subject to Opinion. This is why you should make use of the wealth of information a Realtor can provide.. Just ask for the "Demographics", this will tell you who lives there, their income, education level, where they work and what they do!

Micktee, that's not a heck of a lot of money for a condo in South Florida. You're probably going to end up looking at older units, which is fine, but make sure they've got adequate reserves for maintaining the building.
