It really depends on which part of Thousand Oaks you are looking to buy. There are parts of T.O. where homes can be found in the high $400,000s however, you have to be very, very careful and work with a sharp agent. Some of these homes were built long time ago on soft soil and the foundations of these homes are not that stable.
But, you can find nice decent homes in good neighborhood with good schools in mid to high $500,000s.

Like all parts of Southern California there are good and bad areas. Only a local professional will know the difference, prices correspond to location. Better locations hold their prices others areas lose in these times.

Home prices in the Thousand Oaks area are at an all time low. Affordable homes are between $500,000 and $700,000. This is a big change from previous years. It is a buyers market in Thousand Oaks, you can make offers on homes in Ventura County 50k below the asking price and in most cases get your offers accepted.
