What are current market conditions like in Haddonfield, NJ for houses in the 700K to 900K range ? Are prices declining over last year significantly?

Good but tough question you ask.... In 2009 there was 10 recorded home sales on our MLS $700k-$900k. Some of those homes failed to sell the previous year(2008) and reduced their price around $100k. Currently there's 18 homes for sale. We see a similiar trend this year. However last year the inventory available may have been arguable better. Depends on what you are looking for. Haddonfield is a well established town with many mature shade trees and lots of history. Some homes that have sold have been recently renovated or newer construction. While others offer older charm and character. Haddonfield has nice parks, walking trails and a downtown area for window shopping and eating. School system is excellent and location is great. Tough question to answer since last year in August/Sept. only one home sold between $700-900: sold for $850,000. (4 bedroom, 3.5 bath)/the same time period this year only 1 sold: $850,000. (5 bedroom, 3.5 bath). NOt much to go on in that price-range. Generally speaking values in our area have gone down this past year and are continuing to decrease.

There are currently 20 homes listed on the MLS in that price range with the average price being about $820,000. In the price range there is 1 sale per month on average. The average list price of those sold homes was $860k and the average sold price was $807k.
