You can check http://www.daveramsey.com for an endorsed local provider . According to Dave's website, "ELPs must:
• Have an established and proven practice
• Be in good standing with state and professional organizations
• Have the heart of a teacher, not a salesperson".

Find an Agent you can trust completely! Ask around....check with friends, family, co-workers to get an Agent referred to you that you can work comfortably with. There's a lot to know and you need to be in good hands!!

Hi Kittey, everyone here has given great advice. Getting pre-aproved on a mortgage is the first and most important step so that you know how much house you can afford. Second is finding a realtor that can assist you with your home search. I would be happy to work with you! Give me a call or email. Getting Pre-Approved for a mortgage should be one of the first things you do before you go shopping for a home. That way you will know:

1. What loan programs you qualify for
2. Down payment expectations
3. How much house you can afford
4. What your payments would be
5. What your closing costs will be
6. How to negotiate your contract based on your financing requirements
7. If you have any credit issues
8. What can be done to bring your credit scores up

Take a minute to read this about the pre-approval process: http://www.trulia.com/blog/elliott_r_oliva/2011/12/pre-apppr…

Hi Kittey12,

First, get preapproved for a loan so you know your price range. And, second hire a local Realtor to assist you in your search. The seller usually pays the commission for both Realtors (the seller's and the buyer's) so it shouldn't cost you anything.

Good luck.
