Hi, Gerval. Ron is right...form a relationship with a good, local Realtor who can do a market analysis on your home. Their report will give you a good idea of a likely selling point. Remember, the Realtor is there to tell you what your home will sell for -- so when you decide to put it on the market, follow their advice. The biggest mistake most sellers make is listing their home at an unrealistically high price "just to try it." If it just sits on the market with no activity, you know it's priced badly and that damages your ability to sell efficiently. Good luck!

Understand that your house's worth is determined when a qualified and willing buyer put the money down to buy it: Until that point, everything is just an OPINION:
The Appraiser is giving you his OPINION for $400-$500.
Your Realtor can prepare a CMA, which is extremely valid. Talk to a Realtor.
