We want a holiday home with no deed restrictions. From the UK, cash buyers. Tampa or Orlando areas. Help!

What does "no deed restrictions really mean"? We want to use the house for about 6 weeks / year. Family and friends will visit often without us too. Don't want trouble with HOA. NOT interested in short-term rental areas. Want area with community feel. Around $500k. Heated pool, privacy important. Coming to FL mid-March. All comments welcome. Thanks, Jon.

Make 2 lists, one of the needs of your holiday home and one of you would like the home to have.
Do you want to be in a gated community? Then you will have some sort of Hoa fees.

Don't overlook us here in Northeast Florida. Our weather is the perfectest (improper English for emphasis). You get a much better deal on house prices here and with your price range the amenities you seek are plentiful.

Try Pasco County! We have the lowest tax rate around Tampa Bay and plenty of homes to choose from. We are the "bedroom" community for Tampa/Clearwater/St. Petersburg with more affordable homes. You ask about deed restrictions. They are set out not only by the Homeowners Association but also by the developer of the subdivision and go "with the deed" on the property. They usually restrict what the property can be use for, such as businesses in a residential area. Where a homeowners association is in place, they can be as restrictive as the neighborhood wants to be, including the color you paint your home. The state requires that you receive, review and sign off on any condominium or homeowner association documents before or within three days of the purchase of a property, so be sure you get those documents and review them. Sorry Jon,

"no deed restrictions" mean that there is no Home Owners Association (HOA) telling you what you can or can't do with your own property. Usually the homeowner needs approval to change the exterior color of the home, or some communities do not allow parking on the streets. The bylaws vary. You also pay to belong to the HOA.
