We put in an offer on a house and the sellers agent notified our agent via email that the sellers rejected

the offer. Is that standard operating procedure? I was under the understanding that and official offer had to be declined with the sellers signature on the original offer to ensure me that the offer was in fact presented.

By law the listing agent must present all offers, even after an offer has been accepted. Your agent could have asked the listing agent to have his sellers initial and date the bottom of page 8 of the CAR RPA. In the case you are writing an offer on a REO, the chances of you getting a initialed rejection are slim. I still haven't seen one and with Banks having all these exemptions I wouldn't be surprised if they are also exempt for initialing a rejection.

Normally your agent will present the offer to the listing agent and to the seller. Is there some reason why you are doubting that this has been done? If you do not trust you agent to deliver you offer, it's time to hire another buyer agent!

It is not required to be signed. Indeed you should have your agent ask the listing agents for the reason and submit a new offer accordingly. Some sellers do not counter for various reasons from the offer being to low, to having too many contingincies or they do not want to let anyone know what they will take in hope of receiving a higher offer. Hello Star,

Sometimes the buyer will refuse to counter the offer (perhaps they decided not to sell or it was too low). If they don't have another offer I encourage you to write another offer and find out the reason for the rejection and encourage your agent to encourage the listing agent to come back with a counter and reinstate the offer.
