Deb's answer was spot on regarding shoaling inside Ponce Inlet - the area north of Marion Avenue is generally considered to be more consistent draft-wise.

Hello, my name is Brett Bishop and I am a local REALTOR here in Punta Gorda. I specialize in just the type of property that you are mentioning. Since you have researched Punta Gorda already, then you should be familiar with the waterfront boating communities of Punta Gorda Isles (PGI) and Burnt Store Isles (BSI). They are both beautiful communities with unique characteristics. Based on a boat size of 40', you would probably be more interested in PGI. PGI offers many sailboat (no bridges)waterfront homes with direct access to Charlotte Harbor and the Intracoastal Waterway, many in 10 minutes or less. BSI is a great community as well, but the canal that leads to open water can get rather shallow at times and may not be the best for a 40' boat. Crispy, I don't recommend Section 15 for a 40' Sailboat. Section 12 would be your quickest out of Punta Gorda Isles & there are some of the earlier developed Sections that would also be quick out. Some of Section 14 would take more than 1/2 hour, although some of the southern streets are much more than that. Avoid corner or lots at the end of canals- most of the seawals are shorter. Any standard lot would work fine for a 40' vessel. The canals depths should also be fine, unless you have a deep draft hull, then you may need to watch the tides for good clearance out of the Ponce Inlet- more in the winter.
