Homes are selling fast right now but there are also a lot of Tenants looking to rent. It all depends on your goals and what the bottom numbers come out to be. If you make a great income renting it out, that might be an option or you can sell it and take the cash for other plans.

Hi,

Old MLS listings show a 4 bedroom 2.5 bath house with a 3 car garage.

Your old agent only posted 2 pictures at that time but what I see is a large house on a large lot.

The house is in a great area, and should be highly rentable; should you decide to rent again. If you sell right now you are looking at an asking price in the neighborhood of $275,000 to $300,000.

It all boils down to: do you want to gamble and rent again hoping the market will be even higher in a year, or take the money and use it for something else?

Without knowing if your Melrose Park home has 3 or 4 bedrooms, but based on the square footage of your home and the current asking prices in the market in your neighbrohood, you can probably expect to price the home somewhere in the $420,000s and possibly above that, depending upon the condition of the home. I, and I am sure any of us who respond, would be very pleased to take a look at your home and give you an idea of what you should expect to sell it for in today's market.

Right now we are in a seller's market and there is a shortage of houses over almost all price ranges. Your subdivision has 6 homes for sale at the moment, and some have been on the market for well over 100 days.

However, if you can rent the house for at least $3,000 or more per month, it may make sense to hold onto it until some of the homes in the neighborhood have sold.
