We can't agree on the house to buy

My husband & I found 2 houses we (each) LOVE and have similar floor plans, same town (slightly different area). "Mine" could be bought for about $60,000 less, only 2 car garage, better landscaping, light fixtures and back yard. "His" is brick. How can we agree?

Have you both viewed the same number of homes? If you've viewed more homes than your husband..then you'd probably have a better understanding of what is available in your price range. It is important to consider things that would make either home easier to sell -- yes, it's important to have an exit strategy. I agree with those trulia voices that encourage you to put down on paper the pros and cons of each property. Typically the school district is an important part of the pricing, and if businesses are expanding/improving in the areas you are considering.
Just some thoughts..and having been in this situation lots of sympathy.

Hi Lesley -

Also have your agent compare the appreciation of the 2 neighborhoods. It won't predict the future but it could give you an indication of current trends. Does the commute factor in? How about the taxes?

I have my buyers make a list of the pros and cons of each house. One may offer the appliances and the other doesn't, one has a deck or new windows, etc. It may help show which home will require more money once you move in.

You may want to do a "Lincoln" close which means you put all the desirable features on one side of the page and all the less than desirable features on the other side of the page. The side of the page with the most number of desirable features wins. Also, neighborhood is of high importance so if one is in just a slightly better neighborhood you may want to go for that one. As far as price you may want to make an offer on the Brick house first and see if you can negotiate a discount of $60K like the "Mine" house. You may go back and forth with the seller with counter offers but may end up with a similar discount. Then if you can't get the brick house for a similar discount that you can get "Mine" house than go present an offer on "MIne House". You never know what the seller will accept until you make a valid written offer. David

I am not from your area, so someone in Ohio may have a different opinion. Are the neighborhoods of these properties comparable? Often nearby subdivisions have very different median sale prices due to the difference of school district or other reasons. Remember the desirability of the zip code :"90210"? You mentioned that the house you like only has a 2 car garage. We are seeing that the difference of a 2car garage vs. a 3 car garage can demand upwards of $50,000 in some areas. Anyway, if the neighborhoods and amenities are otherwise comparable in these homes, ask your agent to give you information about nearby sales and help you to determine true market value on each of the homes. Then you can decide which home is the better investment and who needs to compromise.
