Candice, we only see part of your question. Please complete. But, based on what we see so far, it's this kind of issue for which you need to consult a professional REALTOR. Do you have representation? If not, trying to navigate the tricky waters of a short sale without some kind of professional assistance raises your level of risk significantly. Buying a property is not like buying a car. There's a lot more to it.

I assume you do not have representation, I would strongly recommend that you seek out representation from a professional Realtor from the area or one that is recommended by a friend, co-worker, or family member to help you make the offer. The seller pays your Realtors fees in most cases and your agent will be looking out for your best interest saving you from aggressive listing agents or sellers. You are bound to save the most amount of money and time by going this route than by going it on your own!
